SALE SITE & DATE: Most auctions will be held on site, rain or shine, on the date and time specified. Signs identify all properties.

ONLINE BIDDING: RE/MAX Group Auctioneers will provide internet pre-auction and live bidding as a service to bidders on selected auctions through Proxibid for select properties.

REGISTRATION: Although there is no obligation to bid, all prospective bidders must register whether bidding live and on site or online with Proxibid for select properties.

TERMS: All properties require 15% down auction day, balance in 30 days upon closing. Of the 15% earnest money payable at the auction. A specified amount for each property must be in cashier check or certified funds. Purchaser will endorse checks over to Auctioneer upon being awarded the bid. Balance of earnest money may be paid by personal or company check. 10% Buyer's premium will be added to final bid on all real estate.

SPECIAL AUCTION FINANCING: Buyers may be pre-approved prior to auction. Call for special auction financing 770-607-0770.

CONDITIONS: Property will be sold "as is — where is" without expressed or implied guarantee or warranty. All information was derived from sources believed to be correct but is not guaranteed, and is subject to errors, omissions, corrections, additions, deletions, prior sale and withdrawal. All measurements are approximate. Buyers shall rely on their own information, judgment, and prior inspection of the property and records. Auction announcements take precedence. Seller will furnish good and marketable title to property.

SPECIAL NOTE: All homes built prior to 1978 will be open for lead-based paint inspection from 10 days prior to auction. A waiver will be issued day of auction.

POSSESSION: 30 days upon closing. Subject to existing leases and as announced.

TAXES: Prorated.    RENTS: Prorated.

AGENCY DISCLOSURE: Auctioneer represents the Seller in the offering and sale of these properties.

INSPECTION: One hour prior to auction and as scheduled.

TERMS: Cash or guaranteed funds in full auction day. Make checks payable to RE/MAX Group Auctioneers. All sales are subject to applicable sales tax. A valid Certificate of Exemption, if applicable, must be filed at registration. 10% Buyer's premium will be added to final bid on all personal property.

OFFERING: Items will be sold piecemeal and/or in bulk trade lots at Auctioneers discretion. Auctioneer reserves the right to decide all questions on all bids, change the order of sale, sell or resell, bid or rebid, add or delete items at his discretion.

WARRANTY: All information was derived from reliable sources and believed to be correct. No warranty or guarantee is intended or implied by Seller or Auctioneer. Items should be examined before you buy as no allowance will be make for any error in description. Everything sells "as is, where is." No refunds. No returns. All sales final.
